When is the best time of year for exterior cleaning?
Spring through fall covers most of the work, since temperatures are reliable and surfaces dry properly. Spring clears pollen, winter grime, and salt residue; late summer and fall handle the algae and mildew that build through the humid months and get gutters clear before winter. Freezing weather limits which services are safe and effective, so genuinely cold stretches are planned around. Some projects are better held for better conditions, and a hard freeze rules out rinsing entirely — concrete work in particular wants temperatures above freezing so the water is not turning to ice on the slab.
When is the best time of year to have my house washed in Northeast Ohio?
Spring through fall, with two useful windows. Spring cleaning takes off the winter's accumulation and the salt spray, and it is the busiest stretch because everyone notices the house at the same time. Fall is the quieter and arguably better one: growth is treated before it spends a winter holding moisture against the surface, and gutters get cleared before the freeze. Can you clean in cold weather or during the winter?
Some exterior cleaning can be done in colder months, but freezing temperatures limit which services are safe and effective — water and solutions can freeze on surfaces or in equipment. We'll tell you if your project needs to wait for warmer weather when you request a quote.
Do I need to be home during the service?
Being home is not required for most exterior work as long as we have clear access to the areas being cleaned, any gates or entry points, and a water source if needed. We'll confirm access details when scheduling, and we'll let you know in advance if a specific project calls for you to be present.
Do you clean farmhouses, outbuildings, and barn-area concrete out in Wayne, Tuscarawas, or Carroll County?
Yes. Farmhouse siding and porches, outbuilding exteriors, barn-area concrete, equipment pads, and long driveways are regular work, and rural properties usually show more organic staining from open exposure and more tracked soil on the hardscape. Metal outbuildings, painted wood, and aged concrete each call for a different method, so we walk the property and quote the surfaces separately. Water supply matters more out there, so we confirm the source and access before the visit.
Do you come out to Carrollton and the rest of Carroll County?
Yes. Carrollton and the surrounding Carroll County communities are a regular run from Canton, covering downtown storefronts and small commercial exteriors as well as farmhouse washing, porches, and driveway and concrete cleaning. Rural properties there often mean longer drives and gravel-to-concrete transitions, which we account for in the estimate. Send the address with a description and clear photos and we can usually get you a preliminary quote before we ever drive out.
Do you cover the Stark County suburbs around Canton?
Yes. North Canton, Massillon, Louisville, Uniontown, and Hartville sit close enough together that a property in any of them can usually be seen in person without that becoming its own trip. The housing across them ranges from century brick near the Canton core to new-build stone and vinyl in Lake Township, so the method is set house by house rather than by which suburb it sits in. Do you offer recurring or seasonal maintenance plans?
Yes. Many residential customers schedule an annual or seasonal cleaning to stay ahead of algae, mildew, and buildup, and many commercial properties — restaurants, drive-thrus, gas stations, and property-managed sites — are on a recurring maintenance schedule. Ask about setting up a recurring plan when you request a quote.
Do you really travel to the outer cities, or mostly stay near Canton?
We travel. Cleveland, Solon, Youngstown, Mansfield, and Dover are regular work rather than exceptions. Because they are a longer drive, jobs in those directions are scheduled as full days or grouped with other work heading the same way, so there is a little less flexibility on exact dates. Larger and multi-surface scopes are the easiest to fit at that distance. Ask when you request the estimate and we will give you a realistic window.
Do you serve Cuyahoga Falls, Stow, Hudson, and Kent?
Yes. Those Summit and Portage County communities are within our regular range, along with Akron itself. We do residential house washing, roof soft washing, deck and patio cleaning, and concrete work there, plus commercial exterior maintenance for storefronts and managed properties. Work in that direction is often grouped on the same day, so ask about upcoming windows when you request an estimate.
Do you serve Louisville and Alliance?
Yes. Eastern Stark County is regular territory and both are an easy drive from our Canton base. We handle residential house washing, roof soft washing, and concrete work there, along with storefront and small-commercial exterior maintenance. Scheduling is straightforward at that distance, so ask for the next available window when you request an estimate.
Do you serve Youngstown and the Mahoning County area?
Yes. Youngstown and Mahoning County are within our range, and the work there leans toward commercial exteriors, storefront and sidewalk concrete, restaurant and drive-thru areas, plus residential house and roof washing. Because it is a longer drive from Canton, those jobs are scheduled as full days or grouped with other work heading that direction. An address and a scope are enough to confirm the next realistic window for that direction.
How does scheduling work with the gate?
We settle it before the truck is loaded, not at the callbox. Glenmoor is gated and the community association covers security, so when we book we confirm how we are getting in, who the gate contact is, and the window we are arriving in. That matters more here than on an open street: an exterior wash involves a truck, a trailer, hose runs and a water source, and none of that should be improvised at an entry gate. If you are having us out while you are away, we confirm the access arrangement and the water spigot we are permitted to use in advance, in writing, as part of the estimate.
How far ahead of listing my house should I have the exterior cleaned?
Two to three weeks before photos. That leaves room for weather to move the date and, if the roof needs treating, gives moss and lichen time to release before the pictures are taken — that release runs four to six weeks, so a roof is the one thing worth starting earlier than the rest. The exterior is the first photograph in every listing and the first thing a buyer sees from the car, and streaked siding or a stained drive reads as deferred maintenance whether or not anything is actually wrong.
How long do the results last?
How long results last depends on the surface, sun and shade exposure, tree cover, drainage, and local weather, so we don't promise a fixed timeframe. Shaded, tree-covered roofs and siding typically show regrowth sooner than sun-exposed surfaces, and concrete varies with traffic and moisture. Concrete that is sealed after cleaning stays protected longer — up to about 3 years depending on traffic and exposure — which is why we offer sealing as a follow-up option. Many customers schedule a recurring or annual cleaning to stay ahead of buildup.
How often does a downtown storefront sidewalk need cleaning?
Downtown Wooster is a working historic business district of boutiques and eateries along East Liberty Street and Main Street, and it hosts events like the Wooster Arts Jazz Fest that put crowds directly on its sidewalks and patios. Foot traffic on that scale rebuilds grime on a roughly quarterly cycle, and the facade work above it is masonry-safe cleaning timed around the event calendar. The North End retail district and Wooster Crossing are a different animal — plaza concrete, entry pads and dumpster enclosures, where the wear comes from vehicles rather than shoes.
We are on Front Street with outdoor dining. When should cleaning happen?
On a rhythm tied to your events, not to the seasons. Front Street carries close to thirty cafes, restaurants and breweries alongside boutiques, a riverfront plaza and a heavy festival and outdoor-dining calendar — so the useful question is not what month it is but what is on the calendar next. Patio slabs, entry pads and sidewalk frontage want to be clean going into a festival weekend and cleaned again after it, which is a different schedule than an office park would run. The event calendar is what the interval should be built around — a festival weekend soils a patio faster than a month of ordinary trade, so the cleaning belongs either side of it rather than on a fixed quarterly date.
What areas do you serve?
We work out of Canton and serve roughly a 40 to 45 minute drive in every direction, covering Stark, Summit, Carroll, Portage, Cuyahoga, Medina, Wayne, Tuscarawas, Mahoning, and Richland counties. That includes Canton, North Canton, Massillon, Louisville, Alliance, Hartville, Uniontown, Carrollton, Akron, Cuyahoga Falls, Stow, Hudson, Kent, Cleveland, Solon, Medina, Wooster, Dover, Youngstown, and Mansfield, plus the smaller communities in between. If you are near the edge of that range it is worth asking; whether a property is reachable is a yes or a no rather than a maybe.
What happens if it rains on my scheduled day, or shortly after service?
Light rain during or shortly after cleaning generally does not undo the work, since most solutions are given time to work before rinsing. If weather makes a scheduled day unsafe or impractical, we'll reach out to reschedule rather than rush a job.
Can a plaza entry be cleaned while the businesses stay open?
Yes — entries and walkways are done in sections so there is always a clear path in. Ontario is the retail hub for Richland County and north-central Ohio, anchored by Richland Mall, which concentrates a lot of plaza concrete, entries and service areas in one trade area. In Mansfield, Lexington Avenue, Park Avenue West and Ashland Road were converted from historic areas into mixed commercial uses and strip centers, and North Main Street developed as the city's prime commercial district. The Richland Carousel District adds walkable storefront and sidewalk frontage, where the constraint is pedestrians rather than parking.
Can I get a price without an appointment?
Yes. Most residential pricing comes from your home's square footage, which is public record on the county auditor listing, so a number can be given from your address alone. Photos help for anything unusual — heavy staining, a surface you are unsure about, or work that is not on the standard list. The walkthrough is still worth doing before the job, but it confirms the method, the access and the exact scope rather than producing the price.
Can you clean a retail property without closing it to customers?
Yes, and on Edison Street NW that is the only way it gets done. The Experience Hartville campus is the largest concrete and entry-canopy footprint in the village — a 305,000 square foot hardware store, an indoor marketplace across three acres with an outdoor market running to twelve, plus a restaurant, bakery and 20,000 square feet of shops. Work like that runs in sections, early or after close, with surfaces returned to use before doors open. The Antique and Thrift Trail links another twenty-plus storefronts around town, most of which are small enough to finish before the first customer arrives.
Can you clean the buildup around a restaurant’s service door and drive-thru?
Yes. Service-side concrete, dumpster pads, back-door approaches, and drive-thru lanes carry food-service residue and vehicle traffic buildup, and each gets pre-treated for that specific type of soil before cleaning. Work is scheduled around your operating hours and done in sections so lanes and doors stay usable, with containment and wastewater recovery planned around drains. Most restaurant accounts end up on a recurring schedule, because that buildup returns with normal operations.
Can you work overnight or before we open?
Yes. Commercial exterior work is scheduled around your operations, which often means early morning, after close, or overnight for drive-thrus, storefronts, gas stations, and retail plazas. We are reachable around the clock to set that up, and the work zone is planned so customer and pedestrian access stays safe while we clean in sections. Tell us your slowest window plus any delivery or lane restrictions and we build the schedule around them.
Do you clean gas station forecourts and pump islands?
Yes. Convenience-store approaches, forecourt-adjacent concrete, pump islands, dispenser surrounds, bollards, and columns are cleaned with a site-specific plan. We inspect for active leaks or fuel-related concerns, coordinate lane or pump access, dry-prep the area, protect storm drains, and use containment and wastewater recovery around drains.
Do you need to use my water or electricity?
For most residential work we draw from an outside spigot at the house, so we just need it turned on and reachable; the equipment, hoses, and power are ours. Let us know if the spigot is broken, shut off for the season, or fed by a well so we can plan the supply differently. On commercial sites the water source, access, and any wastewater-recovery requirement are confirmed in advance as part of the site plan.
Do you offer concrete sealing as a follow-up service?
Yes. Sealing a driveway, patio, or walkway after cleaning helps protect the surface from staining, moisture, and future buildup. Sealed concrete typically stays protected longer than unsealed concrete — up to about 3 years depending on traffic and exposure — so it's worth asking about when you request a quote.
Do you require a deposit?
Not on residential work. Exterior cleaning is same-day work with no materials to buy in advance, so there is nothing to fund before starting — you pay once it is done and you have seen the result. On projects at or above $1,000 there is a right to ask for a deposit of up to 25% to hold a date, which is rare in practice and would always be discussed before it appeared on an estimate. Any deposit is credited against the final invoice.

Do you wash fleet vehicles and equipment on site?
Yes. We offer exterior fleet washing for vans, trucks, and trailers, along with cleaning for applicable equipment and jobsite assets, performed at your location. Before washing we identify electrical components, decals, grease points, and sensitive areas, then use a controlled exterior process suited to those surfaces. The wash location, drainage, water source, and wastewater plan are confirmed in advance, and most fleets end up on a recurring schedule.
Does cleaning only my entry make the rest of my frontage look worse?
Often, yes. A cleaned entry pad under a dingy canopy, or a bright storefront above a grey sidewalk, draws attention to the contrast rather than to the improvement. North Canton's Main Street mixed-use core has a DORA and an active beautification program, so frontage there is read alongside the neighbors rather than on its own. The Hoover District sits under two miles from I-77 and under three from Belden Village, and its retail and restaurant tenants carry enough traffic that concrete, canopies and service areas all age at a visible rate.
How do you manage work areas and runoff?
Every project begins with a site-specific plan. For commercial and vehicle-heavy properties, we review drainage, nearby storm drains, access, operating hours, containment needs, and wastewater-recovery requirements before service begins.
How do you reach the second-story siding on my Hartville house without ladders?
With reach and chemistry from the ground. The larger newer homes in the village have tall, complex elevations — dormers, gables, second-story siding sitting above hardscape — and that is soft washing done from grade rather than ladder work with pressure. Low-pressure application carries to height, the solution does the lifting, and the rinse comes down controlled. It is safer for the crew and safer for the siding, since pressure at height is where streaking and driven water get introduced. On the walk-through we will show you how we plan to reach each elevation before you sign anything.
How long before black streaks come back after a roof cleaning?
They should not come back for years, and there is a warranty on it. Black streaking is algae, and a soft wash kills it at the root rather than rinsing it off the surface. If black streaking returns on a full roof soft washing within two years, the affected area is re-treated at no charge. Two conditions are excluded because they re-seed growth continuously no matter how well the roof was cleaned: heavy overhanging tree cover, and areas where water pools rather than draining. Both get pointed out before the work rather than after.

How long will the work take?
Most single-family house washes, driveways, and patios are finished in a few hours on a single visit. Roof soft washing, larger homes, several surfaces at once, or heavy staining that needs pre-treatment and dwell time take longer, and commercial sites are worked in sections around operating hours. You get a realistic time window with the estimate so you can plan access, parking, and vehicles.
How often does a Medina restaurant or drive-thru need its concrete done?
More often than most owners expect, because of traffic volume and visibility. The city supports around 257 restaurant, bar and fast-food locations plus about 28 coffee shops — drive-thru pads, entry concrete and patio slabs all accumulate grease and traffic staining on a predictable cycle, and a drive-thru lane is the fastest of the three because oil and food waste soak into the pores of the slab rather than sitting on it. How often does a restaurant entry and sidewalk need cleaning?
On a busy corridor, quarterly at minimum — grease carried out on shoes bonds to concrete and darkens it long before anyone identifies why the entry looks dull. West Market Street is the retail and restaurant spine along Northwest Akron's southern edge, with grocers, cafes and markets whose entries carry all-day foot traffic. Merriman Valley packs twenty-plus restaurants into a compact stretch. Montrose and Ghent runs the highest volume in the metro, and at that level of traffic a canopy, pad and walkway will show a season of wear in about a quarter.
How often should a First and Main storefront frontage be cleaned?
Two to four times a year for entries and sidewalks, annually for the facade above them. First and Main is the mixed-use district opened in 2004, and the two blocks of North Main Street storefronts have been in continuous commercial use — in a walking district a single dirty frontage stands out immediately, because the eye reads the whole row at once. Hudson Plaza on West Streetsboro Street is anchored-center concrete and service areas, which soil on a vehicle cycle rather than a foot-traffic one.
How often should a house be washed?
Most Northeast Ohio homes do well on a yearly wash, and homes in shade or under heavy tree cover often need it sooner because organic growth returns faster where surfaces stay damp. Sun-exposed elevations can usually stretch longer. The practical signal is the north and shaded sides: when green or gray film is visibly returning on the siding, it is time. Putting it on a recurring schedule keeps it from getting away from you.
I have a long driveway and outbuildings near Hartville. Do you handle that kind of property?
Yes. Beds and plantings next to the work area are pre-wetted before we start and rinsed again afterward, which dilutes anything that reaches them, and we control dwell time and direct runoff away from sensitive areas. Point out vegetable beds, new plantings, ponds, and anything you have babied when we walk the property so we can cover or plan around it. If a specific plant sits too close to the work to protect properly, we tell you instead of gambling with it.
I manage a shopping center on Darrow Road. How do you scope that?
As a defined surface list on a defined interval, which is the kind of recurring maintenance a property manager can budget instead of reacting to. Darrow Road and Kent Road carry Stow's retail, with the Stow-Kent and Fishcreek shopping centers as the main nodes, and center work there is parking-area concrete, sidewalk and curb zones, dumpster pads and entry surfaces. Each of those is quoted as its own line so you can include or drop any of them without re-quoting the property. Independent restaurants along Darrow, Graham and Bridgewater route on the same trip, which helps the pricing on smaller frontages.
I manage several properties. Can exterior cleaning be handled as one program?
Yes. For managed portfolios we document service zones, priorities, access instructions, operating restrictions, and recommended frequency so the plan is repeatable across buildings and visits instead of re-explained every time. Entries, walkways, breezeways, dumpster pads, and service areas are usually the recurring items, with heavier work scheduled seasonally. I own a sit-down restaurant on Cleveland Avenue. What matters most out front?
Patio slabs, entry concrete and canopy appearance — in that order, because that is the order a customer standing outside takes them in while deciding whether to walk in. A stained slab or a streaked entry reads as neglect before anyone has seen the inside of your building. The commercial base here is smaller and more local than in Canton or Akron and skews toward sit-down restaurants and service businesses along Cleveland Avenue and Edison Street, which means your frontage is being compared to your immediate neighbors' rather than to a big plaza. I run a restaurant in Canton with sidewalk seating. How often should the concrete be cleaned?

Is there a current offer or discount?
Yes. Book a house wash and a roof soft washing together and the driveway cleaning is free — up to a two-car driveway, about 700 square feet. If your driveway is longer than that, the first 700 square feet are still free and only the remainder is priced by area. It applies to the same property on the same visit, one per property per calendar year, and it does not combine with other discounts. Sealing, oil and rust stain treatment, and paver joint sanding are not part of it. The reason those two services are the condition: the roof drains onto the walls, so doing them on one visit is the right order anyway and it is one setup instead of two. Some neighborhoods have their own offer, printed in a local publication and different from this one — usually easier to qualify for. If you live somewhere with a resident offer, that one applies to you.
My Akron roof has moss and lichen, not just black streaks. Will it look clean right away?
Not immediately, and we explain that on site so the result is not a surprise. Sand Run and the gorge keep humidity high enough that shaded roofs here grow lichen and moss rather than just algae. Lichen has a root-like hold on the granule surface, so it has to be killed and then left to release on its own schedule with weather — scrubbing or pressuring it off takes granule with it and shortens the roof's life. My Cleveland lot is narrow and my neighbor's house is close. How do you handle overspray?
On lots this narrow, containment matters as much as method, so it is part of the walk-through rather than something we discover on the day. Our building is in the East Main Street historic district. What can safely be cleaned?

Leachate from the container soaks into the concrete and keeps feeding bacteria, so the odor persists after the pad looks acceptable. It needs degreasing and sanitizing with hot water, plus attention to the apron where the truck drags the container and the drain path, since that is where the residue collects. Once it has been reset, most food-service pads hold on a monthly or quarterly interval rather than an annual one.

The inside of my gutters is full but the outside looks fine. Do I need a house wash?
No — you can book the gutter clean-out on its own, with no washing service attached. That is a standalone service priced per linear foot. It is worth doing on its own schedule too. Packed debris holds water against the fascia board, and a trough heavy with wet leaves is what pulls fasteners out of the fascia over a winter. One thing worth knowing before you book it alone: roof soft washing includes the clean-out at no additional charge. If the roof is anywhere near due, the roof wash and the clean-out together cost the same as the roof wash by itself. If the roof is genuinely fine, book the clean-out on its own and we will do exactly that. If the outside face of the gutter is also chalky or streaked dark, that is a third thing again — gutter brightening — and it is worth looking at the front face from the driveway before deciding what to book.
Water pours over the front of my gutters when it rains. Is that something cleaning fixes?
That is a flow problem, not a capacity problem, and it is worth fixing before winter. Debris packed in the trough or a blocked downspout backs water up until it spills over the front edge. Where that water lands is the real cost: against the foundation, into a window well, or onto a walkway where it freezes. The gutter itself also carries the added weight, which is what pulls fasteners loose from the fascia over time. Clearing the trough and flushing the downspouts to confirm they actually run is the whole job. That is a gutter clean-out. It is not the same as the exterior gutter cleaning that comes with a house wash — washing the outside of a gutter does nothing for a blocked one. We just finished a remodel. When should the exterior be cleaned?
After the last trade is off the property and any exterior work that creates dust or debris is finished — otherwise the clean gets undone by the next contractor. Post-construction cleaning covers finished hard surfaces carrying construction dust, tracked soil, mortar haze and jobsite residue. New concrete is the one thing worth waiting on: fresh pours need time to cure before aggressive cleaning, so that gets scheduled around the pour date rather than the move-in date.

What does grease buildup actually do to a drive-thru pad?
It soaks in. Concrete is porous, and the oil and food waste tracked across a drive-thru lane penetrate rather than sit on top — which is why a pad can be rinsed and still look dark. Left long enough it also feeds organic growth and turns the lane slick, which is a liability question rather than an appearance one. Three separate surfaces that soil at different rates. Parking concrete picks up tire staining and oil drip and holds it in the pores. Walkways and entries take foot traffic, gum and spilled drink. Dumpster enclosures foul fastest of anything on the property and need degreasing rather than washing. Howe Avenue on the southern border is Cuyahoga Falls' busiest commercial corridor and Portage Crossing one of its largest centers, and on a property that size the enclosures usually need attention several times for every once the lot does.

That is traffic soiling, and it concentrates exactly where feet land. Why is the concrete under my deck always green?
No sun and no airflow. A deck traps moisture against the slab underneath and blocks the drying that keeps the rest of the patio clear, so algae establishes there first and holds longest. The same thing happens on the shaded side of a garage and along a north-facing foundation. It cleans fully, and it will return faster there than anywhere else on the property, so it is usually the surface worth putting on an interval rather than cleaning once and expecting it to hold.
Will cleaning damage the pavers in downtown Kent?
Not with joint-safe technique, but it is a real risk with the wrong one. Kent's central business district was substantially rebuilt over the last fifteen years — Acorn Alley opened as a pedestrian shopping alley in 2009 with a second phase in 2011, the Kent Central Gateway added a 360-space deck with storefronts in 2013, and The Landmark followed in 2014. That put a great deal of new paver surface downtown, and pavers wash out at the joints when pressure is aimed into them rather than across. The Kent Stage's roughly ninety shows a year keeps foot traffic on those surfaces year-round, so they soil faster than they look like they should.
