$149 a year, on top of your spring wash
Most of what we clean comes back on a schedule you can predict — gutters fill in October, north slopes streak first, and the surfaces we treated in spring want a look before winter. The plan is that second visit, plus the warranties that go with keeping a property rather than washing it once.
What you get
- An autumn visit. Gutter clean-out at the single-story rate, up to 200 linear feet, with the debris bagged and left for you. Plus a spot re-clean of surfaces we already treated. It is a touch-up, not a second full setup — which is why it costs what it costs.
- Next year's price, held. Your wash is held at the same size band next year, whatever happens to the published price.
- The siding warranty, free. Twelve months against regrowth on washed siding, which is sold on its own to everyone else.
- A third year on the roof. The roof regrowth warranty runs three years for plan members instead of two years.
- Priority scheduling. Plan members are placed first when the calendar is tight.
Gutter run over 200 linear feet, and two-story gutter work, bill the overage at the published rate. The plan is not a second full wash.
How you pay
You pay at each service, never up front. There is nothing to cancel and nothing held on file.
Nothing is charged up front and there is no card kept on file. You pay for the spring wash when it is done and the autumn visit when it is done.
The warranties, in full
These are the whole terms, not a summary of terms kept somewhere else. Both warranties are about growth coming back. They are a different thing from the satisfaction guarantee below, which is about whether we did the job right.

The roof term runs three years for plan members because a plan member’s roof is looked at every autumn. A warranty costs little to extend when somebody is already on the property, which is also why we can publish it.
The satisfaction guarantee is separate
It applies to everyone, plan or no plan, and it answers a different question: did we do the job right?
- Every surface except a roof soft wash — 14 days. If you are not satisfied with a surface we cleaned, tell us within 14 days and we will come back and re-clean it at no charge.
- Roof soft washing — 60 days. Roof soft washing keeps improving for four to six weeks as treated growth releases with rain and weather. If your roof has not come around within 60 days, tell us and we will re-treat the affected area at no charge.
The remedy is re-cleaning, not a refund. That is the standard across the trade and it keeps the promise to something that can actually be delivered.
The guarantee covers cleaning. It does not cover conditions cleaning cannot correct — oxidized or chalked finishes, concrete scaling where the surface has already broken loose, failed paint or stain, and rust with an active source still feeding it. We identify those on the walkthrough and tell you before any work begins.
How to get on it
Build your estimate and add the plan to it. It sits on the estimate as its own line, so you can see exactly what it adds before you accept anything, and you can take it off again without speaking to anyone.
